改變生產(chǎn)方式是有效途徑,但由于成本問題,房地產(chǎn)企業(yè)對(duì)轉(zhuǎn)型的積極性不高。
而就目前研究成果來(lái)看,缺乏效益補(bǔ)償開發(fā)成本的分析。
針對(duì)這種情況,我們進(jìn)行了深度的研究,探討了建筑過程中及居住階段新增費(fèi)用及其帶來(lái)的收益結(jié)構(gòu)。
此外,我們將效益-成本比率模型引入到評(píng)估中,以此來(lái)衡量項(xiàng)目的經(jīng)濟(jì)價(jià)值。
接著,通過具體的案例研究,確定該項(xiàng)技術(shù)是否能替代傳統(tǒng)的房屋建造方式。
本研究基于工業(yè)化的住房建設(shè)基礎(chǔ)之上,深度探討了新增費(fèi)用和新增收益的關(guān)系,并構(gòu)建了一個(gè)效益與成本的比例模型,以此來(lái)確定適合的住房制造方式,并將這種簡(jiǎn)單決策的方法推薦給開發(fā)商使用,這對(duì)房地產(chǎn)業(yè)者在住房制造業(yè)中發(fā)揮重要角色是十分有益的,也對(duì)住房制造業(yè)的發(fā)展產(chǎn)生了正面的影響。
